Mr A owned outright a Buy to Let house of which he wanted to carry out new work upon. The normal Buy to let calculations did not work in this instance so we therefore used a different route for the client and we raised him a £100,000 bridging loan to carry out these works which once completed added another £200,000 extra value to the property. This then allowed our client to replace the bridging loan with a new Buy to let mortgage as the loan to value had increased so much.
